fa بررسی روند واگذاری اراضی در شهرک‌های صنعتی و مدلی برای پیش‌بینی آن بر حسب تعداد جوازهای صادر شده عمومى General پژوهشي Research <p dir="RTL" style="margin-right:1.0cm;">شهرک‌های صنعتی به‌دلیل داشتن امکانات، تسهیلات و مزیت‌های فراوان برای سرمایه‌گذاری بستر لازم را برای توسعه‌ی بخش عمده‌ای از فعالیت‌های صنعتی فراهم می‌آورند. به‌دلیل جایگاه شهرک‌های صنعتی در امر توسعه‌ی اقتصادی در این مقاله پس از بررسی روند واگذاری زمین در شهرک‌های صنعتی کشور طی دوره‌ی ۱۳۸۳-۸۷، یک مدل مناسب برای پیش‌بینی زمین برای 30 استان در سال‌های ۱۳۸۸ تا ۱۳۹۳ارایه شده است. این پیش‌بینی با استفاده از روش داده‌های پانلی انجام گرفته است.</p> <p dir="RTL" style="margin-right:1.0cm;">نتایج بررسی روند واگذاری زمین نشان می‌دهد که در چهار سال اول دوره‌ی مذکور روند واگذاری صعودی و در سال پایانی کاهشی بوده است، به‌طوری که میزان واگذاری از ۱۸٫۰۴ درصد در سال ۸۳ به ۱۲٫۱۶ در سال ۸۷ رسیده است. کاهش واگذاری در این سال، نشان‌دهنده‌ی کاهش رشد فعالیت‌های صنعتی در کشور می‌باشد.</p> <p dir="RTL" style="margin-right:1.0cm;">در مدل‌های برازش‌شده برای هر استان می‌توان با جایگذاری تعداد جوازهای تأسیس صادر شده در شهرک‌های صنعتی، زمین مورد نیاز برای واگذاری در شهرک‌های صنعتی را براورد کرد. ضریب تعیین به‌دست آمده در مدل‌ها برای میزان واگذاری زمین برابر ۰٫۸۲ می‌باشد. بنا بر این می‌توان گفت بیش از ۸۰ درصد از واریانس متغیر وابسته (واگذاری زمین) ناشی از متغیر مستقل (تعداد جوازهای تأسیس صادر شده) می‌باشد.</p> <p>Due to facilities and great advantages of industrial zones&nbsp;in investment, they provide a necessary ground for the development of major industrial activities. Owing to important role of industrial zones in economic development, after analyzing the land ceding trend in the nation&#39;s<font color="#0782c1">&nbsp;</font><span style="line-height: 20.8px;">industrial zones</span><span style="line-height: 1.6em;">&nbsp;during the period &nbsp;2004-2008</span><span style="line-height: 1.6em;">, this paper tries to present an appropriate model to predict the lands needed for ceding for 30 provinces in the years 2009-2014. This prediction has been conducted by using panel data.</span></p> <p>Review of the results shows that the land ceding trend &nbsp;in the first year of the mentioned period was ascending and in the end of the period it was descending. It means that the ceding rate reduced and reaches from 18.4 percent in 2004 to16.12 percent in 2008. The reduction of land ceding in this year, shows that the growth of industrial activities in the country decreased.</p> <p>In fitted models for each province, the land needed for ceding can be estimated by using the number of establishment permits issued in the Industrial zones. The coefficient of the models for land ceding is 0.82.
